I lived near the Cleveland Clinic and accurately guessed many of my tenants would be nurses who slept during the day.

I guess I just need to continue analyzing deals to gain more confidence in my ability to distinguish good properties from bad.

The homeowner's insurance should cover it, but if there was deferred maintenance that had been ignored I'd guess the owner could even be liable for criminal charges. 

If we can't get enough fuel......guess what? 

They say entrepreneurship is like a roller coaster, you go from the highest highs to the lowest lows, so you can guess what came next.Those 4 deals fell through because we couldn’t find a buyer.

Regardless, someone else came in and swept up the property, tenant and all, for just a little under asking price, so I guess I'll move on to the next opportunity - oh well!

I guess see what the appraisal comes back at, but also be careful because you need the second property to make this work. 

Answers in writing a better, in case you need to go back to refer to them later.All of these seem pretty minor and I'd guess that you would have taken care of them anyway.I would use these defects to negotiate a lower price if you can, but as you're ready to close and have a binding sale contract with no "outs" left, the seller might just refuse.Good luck!
