But on the other hand I would be locking up a good amount of my capital.For the BRRRR it would be great to get some cash flow and recap my money in the near term, but I am a bit concern of buying my first property in a relatively fairway market (as prices in the surroundings of greater LA are pretty high).I am really on the fence and it would be great to get some thoughts or hear about someone’s experience.Thanks,PedroPedro,Some good suggestions here, but there're all broad and from out-of-staters.

My car is paid in cash, my rent and utilities are included on my paystub as part of my pay so only my phone bill and internet get reported as far as I know.

investor and have several rental properties here as well , got a tip from of my ex military  friend stationed in Lawton ,  this was about 9 months ago, looked on internet on homes available  and got a referral from my realtor for a local  Lawton real estate agent , of course did my homework  on businesses  / rental comps in area / crime /city plans for future / and rental population.
