also what community or area you livei live in Hawaii... rehabing cost are expensive. if you know how to repair your own house you can make some money. usually, labor will determine your profit. in my experience...the more work and so called "clearner" the unitthe faster you will move the property.

I can use zillow to baseline properties but I am finding that it doeswnt have the ability to give me real values.For example, we have a very exclusive gated community where I live.

I got that from going on foreclosures.com and looking up the community informationFor most of the towns around here it was around 13-14% vacancy so I just madei t 15 to go on the safe side when doing the numbers...I dunno tho i'd have to check with some realtors around here though to get better numbersAnyway, I'll try to find the tax office around here...thanks!

if you find no renters...there is no point buying the unit even though its better than other in the community. if you have hard time finding and filling in the unit within 6 months..don't buy it!!!
