I would run 2 campaigns.One as your friendly local rockstar agent looking to list their house giving tremendous value.Second as a Real Estate Investor looking for motivated sellers,Not only is there no need to market for an agent working with investors, you are deluting your message therefore your marketing will likely fail.

My advice: find a rockstar agent (like David Greene) always says), and that agent will help you get your ducks in a row.

@John Bradley unless you have a rockstar CPA, don't be too reliant on them to keep you on track. 

Title search, back taxes etc all come in here as well.If you've covered any major defects, established rehab or updates needed in terms of cost, run accurate comps, verified tenants/PM's if this applies/they want to stay, verified zoning if it applies, tax rates/title work, local landlord legislation for buy and holds, and the terms of the contract, you should be ready to rock and roll = ) Hope this helps!
