Small motels, less than 100 units, they are tuff to finance conventionally, used car dealers buying lots, independent C-stores, multi-family under 24 units.I never used a "yellow letter" in my life, I'd cold call.Realtors are good note finders, they sold seller financed deals say 3 years ago, many are ready for cash now.
