In the past I've just used Zillow to determine what fair rent is.

I have found some fairly cheap properties, but a couple of them have tenants already living in them.

I also had to fire the listing realtor because she did not do her part and was not straightforward when deal did not close.

Anyways, I'm fairly knowledgeable on the financing side of things due to my day job, but when it comes to locating properties for maximizing cash flow and finding qualified tenants I have tons of questions. 

Contact your local 4-H (county) or FFA (Highschool)and offer land/corral for kids in town to raise animals for the fair that don't have the facility in town.

It seems your appreciation is fairly high in your calculations. 

In terms of risk of development loans - a lot of developments don't survive and usually the loan amounts are fairly large.

After showing the binder to tenants he would ask them what they thought was a fair amount for rent.
