If this was straightforward "mystery claim", I'd say just call the title insurance company, but I could imagine them somehow getting out of the claim due the contract and possibly "less than 100% honest" negotiations with the wholesaler.

I can only imagine the legal liability if something should happen ( they bring a propane stove in and it causes a fire and people die) I don't think your insurance would cover it either since you are aware and took no action.

One big thing on this duplex is I would imagine that people who own duplexes are their personal residences just send all of their bills and stuff to the property that they want to airbnb that bypass denver rules... you gotta love the hotel industry and their lobbying efforts.

I can see easy swings of 10% but those days of 50 to 80% devaluations not sure we will ever get there again unless there is some real calamity that no one can imagine right now.And its totally regional.. like you have talked about many times your still able to buy your assets at a FRACTION of replacement value..
