I am not too familiar with the Colorado market but in Las Vegas you can pick up some good rentals for $40k and generate cash flow monthly.

This is typically kind of a slow period for me anyway so I guess that fits but its been so good for the last year that its painful not seeing any really great deals out there.Hopefully, december and january will return to norm and I'll be able to pick up another 3 houses next year as well.
