This whole experience has been a big lesson for me as a first-time home buyer and investor, so hopefully someone can learn from my situation.

Perspective: been managing Class A-D for over 25 years, so we've learned a thing or two - often the hard way.Our lease states:1) Rent due on first, with 5-day Grace Period2) Late on 6th3) Can charge daily late fee after 10th4) Is very specific that Grace Period can be rescinded if abused (defined in lease).We've learned to leave NOTHING vague and define everything EXTREMELY well so tenants and judges cannot misinterpret!

Seven years ago when I first moved to Oregon my theory was: "If you own a home and land anywhere desirable in America in twenty years you'll be considered the exception."

No.My experience is very different, but I had taken classes on how to maximize insurance claims before I made my first claim.I've since made about 8 insurance claims totaling over $4M. 

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.
