From the time I was in diapers I was greasy.

It will be interesting to see if it succeeds as many restaurants etc around it are in trouble or gone except the odd very greasy spoons. http://www.lockportjournal.com/news/local_news/mic...I just remembered another nearby restaurant that ran well for 20 years but has had 3 new owners since, none of whom had any experience in the business & it showed. 

What is the harm of painting over a thin layer of non-greasy gunk during every apartment turnover?

I put my old nut hugger Levi’s on with a greasy old shirt and go right up on the porch and sit with them when I collect rent while they sit around and smoke .

He also put a greasy engine on a gray carpet,  and turned off the A/C in August in Houston,  causing some damage in a bathroom.  

They don't make cabinets as good as they used to.I would find the cheapest online cabinet door maker/carpenter, and just buy new paint grade cabinet doors.I recently replaced ugly greasy 1960s cabinet doors to shaker doors, and painted everything gray.

You could literally write a P&S on a greasy napkin and have an enforceable contract.You might consider getting a real estate attorney to help.

Every tenant I have without a W/D complains of going to the laundry mat for various reason’s .its nasty ( especially in bad neighborhoods) it’s time consuming ,it’s very expensive and often the machines are Grungy from folks taking their greasy mechanic and oil field clothes there .

Many things can leave smell or residue (cigarettes, marijuana, vaping, candles, greasy food fry).

They seem to think the dishwasher doubles as a garbage disposal - I think I've been over there seven times this year to clean greasy crud that was plugging the drain line.
