Some local banks like Flushing Bank, Signature (before it went down), and smaller community lenders tend to be friendlier toward these types of deals compared to the big guys.There are deals on MLS but honestly a lot of the better 5-20 unit stuff still trades off-market or through brokers that have direct relationships with owners.

And of course, title insurance if for instances that can not be found in a typical search…I had one where an heir from 20 years earlier popped up claiming their signature was forged in a probate proceeding…..turned out it was, title insurance paid them off.

The text messages from the listing agent to the seller said "I'll send you the listing agreement via authentisign and I'll need your wife's signature too" flash forward after mutual acceptance and the seller built a fence prior to closing that was never there, and claimed he never saw the listing photos.

This of course is not the story the predatory asset protection law firms share and who take avantage of individuals who don't understand the mechanics of litigation and the safeguards that can actualy prevent liability.As @Chris Seveney accurately noted, if there's a loan on the property anyone can review the public records and see your signature line on the recorded instruments.
