The walls are painted with cream color but our photographer is just kinda crappy and made the walls look like it's dirty but I promise you the walls are clean. 

Yeah, people can up vote dumb stuff too but it's less likely overall and the cream tends to rise anyway.

If you are buying or cherry picking from the usual suspects who send out their lists on a regular basis, expect to pay 5-10% above this pricing unless you are taking some of lower "junk" to offset you taking the cream of the crop. 

Don't write a check Wal-Mart with shaving cream and deordant in the basket.

The kind of deals that build your reputation for consistently unearthing the cream of the crop.You might think it takes insider connections or secret strategies.

Also, for the same reason there are 20 different restaurants that fry chicken differently, or places to get ice cream, or cars to drive, or churches to attend. 

I've worked for a few direct lenders and theres a reason the cream of the crop become brokers; half of W2 employee LO's have no idea what they are doing...If I'm buying a property, I want a good quarterback directing me through the process, not a third string who is lucky to see the light of day.

Generally what you get is the seller dumping low valued stock, financing it and taking the cream off the top in interest, they don't have maintenance, costs or vacancy, they usually try to finance at a profit over being the owner.

There may be competition, but the cream ALWAYS rises to the top.
