I was at Sam's Club yesterday buying supplies for a STR...luckily I escaped the call of the nasty (but delicious) snack bar pizza, ice cream and soda but it would have been great if someone was already handling meal prep for a healthy dinner.

So the other tenant, she was paying rent every month, but when I told her that I became the new owner, she got furious and then to top it with whip cream and cherry, I told her that I was going to raise the rent, she started to interrogate me.

tenant.This particular mob seems to specialize in sucking Aussies into using THEIR realtors/contractors/lawyers/managers/etc, meaning they're taking more cream off the top at EVERY stage, including the original $3.5k which likely cost them less than $350.00 a pop - a thousand percent mark up!

And I should manage it as MY money, not a freebie, not a gift, but something that is mine.They want to use a HML on an asset they want to fix and keep, and hope to refi...but with a HML for at least 6 months, and no experience of fix/rehab they likely will not come out ok, but hear it as a way to get in the game.They want to enter into a wholesale contract with no money to perform, another using other people's money thing.They want to manage a syndication, because they did real good in the real estate boom and now are real estate geniuses, kind of like selling ice cream in the Summer.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective.
