You won’t be able to inject money from outside if you are short on cash available.You can’t get involved in any repairs or active management for your property as it would be an illegal contribution and the IRS will disallow your tax shelter.In case of liability arising from your property you may loose the totality of your retirement plan.

And no, the capital inject by one member does not have to determine the ownership, management or control, it does default to the contribution if it is otherwise not stated.

There are other types of loans that require less injection, but most require you to move in and live there to qualify.You don't need 2 years in the same field to qualify for a mortgage unless you're 1099.

Politicians are not stupid and they rallied around housing with a massive injection by the Fed that was far-reaching and swift.Some say the government intervention will only fuel hyperinflation if that is the case, then real estate is one of the few places you will want to be invested so as an investment I don't see that argument as a negative.

Those contribution calculations and pro-rations should include the total amounts injected including purchase price, closing costs, rehabilitation and holding costs.The rehab money can be put into an escrow account and the "draws" can be administrated based on certain milestones in the  rehab process.
