You need to make sure it is a good investment, though, and not just because you're itching to do something. or because you think that the market will magically always go higher.I've had negative cash flowing properties because I was aggressively paying down short term debt on them, or because I was renovating vacant units.

You can either start driving, or you can buy a list of absentee owners in your zip code area and just market with letters directly to those owners and let them know what you're trying to do and see if any of them have been itching to unload their multi.Duplexes running in high 100's to low 200s... hmmm.

Regarding real estate property, I am itching to buy more, but will wait a little bit more as I think prices will continue to get softer in the next 12 months in my opinion.
