I highly recommend finding a market that is landlord friendly, cash flowing, doesn't have regular catastrophic events, property taxes are low, insurance rates are under control and you like the area.

For investors with out-of-state properties, I’ve found that having a PM who actually inspects the property regularly, negotiates or vets bids, and provides transparent reporting makes a huge difference in both cash flow and long-term equity.

I'm sure there are 1 in 100 or 1 in 1000 that have really worked the program and become a success at some point, but they are rare.If you can't use your personal credit, I don't think you are going to easily and regularly find private money or asset based lending, things like that.
