I've obsessively been listening to every podcast episode I can, reading all the books, and signing up for any and every workshop and educational seminar.

While sophistication of your equity partners (private money lenders) will vary between residential and commercial, the principle of raising private capital is the same.You need to develop your own system which allows a constant stream of PML even when you don't need the funds and/or don't have an active deal under contract.For example; I raise private capital by offering free educational workshops for people with self-directed IRAs.

Funny how that works. 

I'm working through the "picking a market" worksheet and workshop, and there are no clear instructions on how to find this. i've tried googling it, and referencing my data aggregators, but usually data goes back a year, 2-3 if I'm lucky. 

I believe they are still doing the occasional JBB workshop but I believe Dave is quite selective in who they let attend.  

But I would keep for a work shop if your doing value add to the house.  

And apparently his buyers were just overwhelmed with the thought process ( he is a TV star so he must be smart and honest).. its the same hook all the TV flipping stars use to get people to come to their 40k work shops.. 

In additional to conducting educational workshops, I also write blogposts for their websites.
