A few quick observations:1- I sense that a lot of nice-guy landlords with way below market rents just got a major adrenaline injection, and are goona be quickly serving 60 day termination letters to those month to month tenants...so not sure exactly how that will help to stabilize homelessness.

Her prescription went away immediately and within a couple months she lost her disability rating.  30 days later, she had a full-time job for the first time in her adult life.Another woman taught her children how to behave so they would be prescribed meds for ADHD that she would inject into herself and she lived off their SSI.The point I wanted to make is that I'm seeing an increasing number of people, particularly low-income and young, that are claiming disabilities when they are clearly capable of working.

I have a HELOC I am  using to pay for expenses, reason being interest rates are low and I think I can earn more in stocks so intend on leveraging the HELOC to cover all expenses while injecting as much rental cashflow into equities (I typically stay in safer telco and bank stocks with ~5% dividend yield so my HELOC rates are covered)Originally posted by @John Moore:@James Ma Do you invest gross profit or after tax deductions?

What bothers me is every time I have to give $1 to the Chase corporation, I am not giving it to my banker, I am giving it to the corrupt corporation who is one of several who nearly brought down our financial system and got a $700B cash injection without scrutiny on how to use the funds and never used the funds as they were intended which resulted in our economy tanking even worse and unemployment topping above 10% in our country.

I do budget $1000k to go into the "reserve fund" right off the bat.Long term play without multifamily if it never happens:200k/yr invested in houses, 10%COC return each, in 10 years hopefully the investments return enough to keep the investment fund going on it's own (from a capital injection standpoint).  20 years total should get me the passive income I'm looking for.
