I’m wondering, because their rental contract is breached by non-payment, does the owner have to file for eviction or can he just sell with the tenant in the property and we handle kicking the tenant out?

Ask for a copy of his license, 2. ask for his acord insurance copy and name you as insured, 3. sign a contract with the company name, for newbies, only sign contract when the signing party is the actual name whrn you pull their license info (usually from your contractors board website) 4. tap your shoulder for a good job.If you hire a GC, it is their job to pull sub permits, that's why it is called "General Contractor".I often encounter those good workers nowadays that want to be on my network, some tile guy asked me if I could hire him per contract, i asked if he was license, same reply as yours "i work with a guy who has a license", i told him give to give me the above, he then said can he work for me per hour. lol.

read the listings remarks, look at Days on the marketed (DOM)look how many times the price has been reducedlook for signs of sellers motivations in remarks (owner financing, must sell, seller motivated, vacant, needs work, estate sale REO etc)as an agent, you can talk to agents, not as a buyer but as a fellow associate; ask questions of the listing agent; why do you think it has not sold, is the owner flexible, can the seller take back some paper, what is their mortgage balance, are the payments current, will he consider a master lease, a delayed settlement subject to an assignment, will he do an auction hybrid, can he contributing subsidie payments at settlement, will he joint venture, will he repair the deferred maintenance, will he contribute to a repair allowance?

Even though it’s in the contract can he legally charge me for 12 months of service he is no longer providing to me?
