@Stuart Udis I agree on multi units , making tenants responsible for common areas is a bad idea .

Fastest I have seen was 8 days on DSCR which is some what common since its a lite doc program. 

Let me know if you are interested at all in the Tampa market, you can still cashflow at a reasonable rate here 10-20% CoC returns fairly common.
