You can spend a year on a deal like this and lose the whole thing due to inexperience.

It appears that this company, just like many others are going to "feed" off the inexperience of new investors.

Protecting yourself is #1 key and inexperience require you to have professional team members to keep you out of large holes.

When people say “just show enough for the offer because if you show you can afford more the seller will ask for more”, that is just out of inexperience and ignorance.  

Looking back, our lender was a little shady and took advantage of our inexperience.
