I have been luckier than most, as I have had a total of 2-months of vacancy on the first property, and none on the second. 

Even luckier the court didn't find the option as a disguised sale, depending on the contract date, the LL could have returned all the money under the D-F Act!

sounds like a lot of moving pieces and you want to know who actually owns these .. is there really a recorded contract of sale  ( IE Land contract).. etc etc.once you know the state of your title then you can work through it.Best of luck sounds like a great one... the harder you work on these the luckier you will get.
