Airbnb wants you to offer flexible cancellation.If anyone else is down in bookings (and was booked before summer of 2025!)

The language on our state listing contracts has a section where a seller can decide what they are willing to offer a buyer's agent or they can leave it blank and negotiate when an offer comes in.  

To offer a very quick, and concise answer, hard money is a popular choice for flips because it's fast and focuses on the deal's potential, not your personal income. 

I would still get quotes from a few portfolio lenders too, as some local ones are starting to offer investor-friendly programs that use cash flow metrics.

Do you let the tenant supply and pay for their own internet or is it recommended to offer internet and charge the tenant a flat fee?

A simple option is to offer something like Sling TV, YouTube TV, or Hulu Live and just include the sports package.

Every deal is different, but I've found that sellers who are willing to offer financing love these deals -- though they can be hard to find and difficult to initially convince a seller to do if they weren't previously familiar with the strategy.
