You're completely right how overwhelming it is jumping into investing for the first time.

Ultimately, I'm looking for any tips and tricks for out of state investing or recommendations on a market.

For everyone thinking about getting into real estate investing, I recommend spending at least 6 months educating yourself through websites likes this and its family of books and podcast, other real estate podcast, books at the library, and local meetups.

I know that my next step is to open up separate bank accounts for each property and for the holding company as well.

@Chelsea Gardner You’re in a great position, and it’s smart that you’re thinking through the long-term impact of your decision.

Prices aren't likely to go up (S&P Case-Shiller index shows flat to trending down) in the next 2-3 years so hoping that appreciation will bail you out is probably not a good strategy.
