I have gotten a new survey on my property, my realtor has reached out to the property’s selling agent (the lot is up for sale), getting in touch with my town’s zoning department has been a hassle.

Also the prospective buyer for my property requested a land survey - because the county did a totally inaccurate job of the property image which gave the impression part of my home is built on a public road, it isn't and I told the buyer if you want a survey - you pay for it.buy anyways thanks for your reply.

BUT - everything g was lined up and since I am the sole underwriter/decision maker we are able to move fast when necessary.More typical is the borrower who comes to us through a broker who has not ordered title work, doesn’t have a survey (necessary for commercial property in most states) needs an MAI appraisal, and whose contract to purchase has probably already expired.
