I think that there is a fine line between giving up and being pragmatic.I think that you did an amazing job of distinguishing both~ You still had the persistent desire to become a successful RE entrepreneur (and congratulations on that :}), but you were pragmatic in realizing that the rule of thumb (Not hard and fast!)

The workaround I can quickly think of if you still prefer to use Wave is to do vertical tracking, meaning you create sub-account for each account to distinguish the transactions for the property.

I can't be the only one who thinks there is likely a distinguishable difference in how the law applies to tenants who never left vs. those who agreed to move out by a certain date, 'returned' the keys to the owner, verified that the home had been vacated, then effectively broke back in to the home a few days later using a key they weren't suppose to have anymore in the first place; can I?

The issue I’m running into is I’m having a lot of difficulty searching the MLS for these specific communities as they often break up into other communities and it’s hard to distinguish what road is still apart of the particular resort.

Its important to distinguish between the gross income DSCR the OP is posting about and your SBA 1.35x DSCR, thats a true DSCR commercial calculation based on property annual gross income - annual operating expenses = net operating income (NOI) annual / debt service annual payment = needs to be 1.35X or higher to qualify.
