It depends on how far below the typical price point that is but frankly I would just comb the listings as they come up based on an automated alert and Call the listing agent, it is not worth it to pay 1-5 k  extra at that price point (unless you are the RE agent getting those $$).

Get price reductions for lack of data and or access.Be sure to go to the expense of paying for a contractor to go through the building with a fine tooth comb to  determine the condition of the building.

I would recommend sticking to off-market properties, the MLS inventory is combed through daily and nothing sits for longer than a few hours if it's good.

If you're in a hot market with lots of investors combing the MLS, then make your cash offer with a large EMD, 10 day close (or less) and proof of funds.

Building your own excel model & just combing Zillow in whatever market you're looking to purchase/running the numbers and finding accurate comps is a great way to start.In this market, you're going to need to look at a lot of properties before you find one worth it (largely due to low inventory & high mortgage rates).
