@Alex Ng Because I have worked with my contractor for about 20 years now in some form or fashion( he started out shoveling my roof), he usually walks all of the properties I look at on my initial visits and gives me a rough estimate on cost of rehab and a time frame for completion based on his current schedule and how much time he has to devote to the project.

It's hard to mange a contractor if you truly don't understand the work and the effort if you're just getting started.At this stage in the game, I can sense potential issues around estimation and quality of work.Joseph

A step further; If I see that D.T. is certain, real -world certain to win, I'm going to be going so DEEPppppp into NG position and options it's gonna be butt puckering.

@Alex Ng I think Birmingham is a great place to invest because of the cheaper prices and low taxes.

@Albert Ng Do a google search for a "Transaction Coordinator" in your area.

If you mange to buy 1 good deal a year you are doing well. but of course you can do better if you put more time in to it.The LLC would come in to the play at the stage when you close on the deal, OR after you took ownership. some lenders (conventional 2-4 mainly) would allow LLC ownership. -- seek legal advise.

Given that our old 75 gallon didn't hold up with 2 teenage daughters I switched to NG on-demand & they never complained again in the 4 years they continued to live there & that included catering to their sleep over guys.
