That is the benefit to the landlord, and the disadvantage to a month to month tenant... rent can be changed at any time.

Hey @Patrick Goswitz - Like anything there are advantages and disadvantages like @Mathew Pezon pointed out. 

One option I see is including the fee in my listing (which puts me at a disadvantage to others as I will have higher fees until they all get the same email as I did), then leave the guest a check on the counter for them to use when they register.  

Its actually Tenant management when you are dealing with socially disadvantaged and low income families almost always lead by single mothers.
