I’ve noticed some investors diversify by adding real estate notes to their portfolio alongside rentals and flips.For those who’ve done this — how has note investing compared with your other real estate strategies?

Then eventually these great AirBnB's were a lot more upkeep, a much more active business than many people were expecting, then with the mix of market trends of lower occupancy during lower periods of travel crippled their ability to stay afloat for those just starting out compared to those that have been doing it for a while & have better quality residences at better prices.For Co-living, the property has to be worth while, the layout has to be setup good, the tenant pool may be a little more limited due to people having to rent with possible strangers, etc.

Decatur growth has been trivial compared to the rest of the area - I still think Decatur is a cash flow only play, as I don't see people moving to the area for jobs in Huntsville or Madison metro living in Decatur.  

I purposely avoided retail and entertainment (restaurants) types of properties as I feel business can boom for 10+ years and all of a sudden it doesn't. 

You spend a lot of time and money having people do this work, and at the end of the day you don't net any more income compared to a long term rental.
