I've always been interested in real estate and I am finally in the spot where I can think about investing.I have yet to narrow down my niche, would love to STR a SFH, but definitely open to longer term rentals, depending on the area.

I can technically do rate/term refinances up to 85% LTV as well as use STR AirDNA income projections on a DSCR loan, which sounds like there may be some alignment with what you're trying to do.

For me just too much work.. as I stated its a specialty niche.. plus putting the deals together can run 100 to 250k in consultant fees up front. 

Are you speaking of niche STR markets where there is no other exit plan, or major metros and mid-sized cities nationwide?
