.- Current ROI for the Middletown duplex =         [($1325 x 12) - ($450 x 12) - (130 x 12)] / $25,400 = 35% ROIYikes...this formula is missing two huge pieces of the puzzle - OpEx and CapEx.

There are quite a few properties for sale in the region at various price points.Also my next suggestion would be to start to figure out the financing piece of the puzzle.

We had all the RIGHT puzzle pieces sitting in our laps (great realtor, carpenters, and mortgage broker as close friends and family) so we just had to simply put them together (with a lot of hard work and having a family of 4 living in one room at a time for a couple years.)We are now moving to Roslyn, WA and hope to start a similar (although not as extensive) project there and also try to acquire some SFHs in Kittitas County to start our REI education/climb to billions. :) This feels like bragging, but it was a lot of market luck, hard work, amazing friends, and a wife with an eye for staging.

Thank you @Ned Carey I took this investment course on line,  im putting the piece of puzzle together. 

In my opinion the most important piece to the real estate investment puzzle is the ability to use the banks money. 

Looking to take action here so I've started marketing just need a few pieces to the puzzle.
