The HELOC is an ok took for you to use as your own personal construction loan, other than that it doesn't have a ton of value as a down payment method.  

They should be able to help you identify markets and properties to use the BRRRR buying method.

Whatever method you decide I upon, I highly recommend you put it in the lease agreement, and make sure all tenants fully understand the policy.

It’s not that the service itself or method isn’t legit, it’s that misinformation usually concerning risks, applicability, pricing, etc. is being spread.

As a rookie I am just trying to figure out the best method without going into "Bad" debt I still have to live.  

Don't have my license reactivated again yet, suffering through Kaplans real estate course for my education requirements but I plan on knocking it out of the park with this method again.

On Airbnb I chose to use a lower daily rate with a steeper cleaning cost to discourage one night stays (which are the most hassle) and I'm totally booked up for October and quarter-booked for November already so I feel like this method is working at least for now!
