@James Chambers You should have annual leases so I'd be surprised if there were vacancies in the summer.  

Different MSA's Chambers of commerce will also have good data for you to bite down on.

I have made valuable connections at the Local REI group, the chamber of commerce, Rotary, my hockey team, on bigger pockets, those I have hired to work on my projects, local material suppliers, realtors I have met by being involved in a deal with them, partners in other businesses, and many other ways.

Lots of lists you can buy to market too - craigs list is a great way to go - offer referal fee's to your current customers - go to local networking meetings (not just RE focused) - chamber of commerce meetings - small biz meetings etc.....

Plus, the Chamber and City have done a great job of filling the convention schedule with tons of off-season events to keep hotels busy in the winter.

It did go out however with the propane out for over 2 months the soot build up due to an open air chamber or something similar.
