It still would not alleviate the other issues with an ADU addition such as revenue out long (often many months) before any incoming revenue, the worse financing associated with the ADU, that it likely makes your primary a rent controlled unit, that it detracts from the primary even if it is just yard, that adding an ADU addition is work (likely more work than a BRRRR with much lower returns), etcCan you post the valuation you receive when you receive the appraisal?

I'm new to RE so I would heed the advice of more experienced investors to be careful, but I think that alleviates a bit of the skepticism of 4 units in a duplex.

Put a year lease on it to at least alleviate that.I also recommend to my buyers. so I'll say it here even though it;s too late -- Fly in and see it before your inspection period is up!!

Saying there are three people living there when only one is on the lease is good to know, but hard to prove; getting video documentation of three people consistently entering/exiting the property substantially alleviates that difficulty.During your due diligence process, you probably obtained a copy of the existing tenant's lease to review.

I am worried about being steamrolled or taken advantage of by contractors, lawyers, my tenants, etc, but I think that arming myself with knowledge would definitely alleviate that.

My biggest take away was not over doing it on rentals unless the area calls for it and that hiring a professional can alleviate stress, increase efficiency, and leave you feeling that it was done right.
