In my area, once the initial lease period is over (and yours is), I can charge rent over the S8 standard, and the tenant can pay the difference.

Either which way how are the parents going to charge rent to the friends if they are only 1 room let alone efficiencies? 

As I understand the material on Bigger Pockets, you charge rent, save half for reserves/repairs, then use the other half to pay the mortgage, and what's left over from that second half is your cash flow.  

Most states give 90 days before auction - at which time you continue to charge rent and late fees, then sell their stuff to cover the cost.
