I dressed up nicely, asked my wife to do the same, and we went to the nearest Lexus dealership.

It's usually some combination of a postcard stamp and some 10c, 5c, 3c stamps depending on what the current first class mail postage is.I also use some sort of decorative stamp to dress up the envelope.

As to what a Post card is, I've dressed them up down and sideways, tested tested and tested some more.

IMHO, you're trying to dress this up with some complexity, but ultimately, its your close friends money you're lending and you're keeping the points for brokering the deal.Here in CO, you must be both a licensed mortgage broker and have an additional license when you're brokering private money.

I actually think I could get closer to $1,500/mo for this one  because it's so nicely finished, and also has 2 additional finished rooms that could be office and storage space/dressing room.
