It's usually some combination of a postcard stamp and some 10c, 5c, 3c stamps depending on what the current first class mail postage is.I also use some sort of decorative stamp to dress up the envelope.

IMHO, you're trying to dress this up with some complexity, but ultimately, its your close friends money you're lending and you're keeping the points for brokering the deal.Here in CO, you must be both a licensed mortgage broker and have an additional license when you're brokering private money.

Hello Fellow BP's, just something that might make you chuckle a little: I recently attended a local REI club meeting wherein there was a Guru's "reason why you need to trust me" video showed followed by a well dressed member of his team who stood up for the close.
