While I am down here in South Florida, where real estate is a sport and finding a parking spot feels like an investment strategy, house hacking can work anywhere if you play it right.Since you are new to the area, I would start by getting a feel for rental demand.

This area is a tourist town where people who love the outdoors go to vacation (golfing, fishing, lake sports with the family, lots of quaint country downtown areas, etc...).

Real estate is a team sport, and when that team includes your spouse, being on the same page is key.

People are being fired for sport as though it's some pleasurable reality show game.

I can't say there's anything that helped me network effectively other than to say it's a contact sport & you just have to go out there and do it.
