First recommendation would be to find an investor friendly agent (tool at top of page) with a STRONG background in STR's in Dallas area so you do not get hosed on regulations, and you get the best possible ROI.

I run $2,500-$5,000 deductibles so $8k is on the cusp on what I was claim, depending on the policy. 

ESPECIALLY if you are planning to do a 1031 exchange. 1031's have a fairly tight timeline, so the best time to start your search was yesterday.

Prices aren't likely to go up (S&P Case-Shiller index shows flat to trending down) in the next 2-3 years so hoping that appreciation will bail you out is probably not a good strategy.

Not that you don't want quality in every STR but you need to know where you fall on the spectrum of budget stays up to luxury housing.Regardless with the growth in STR I think its important to theme and create spaces that can stop the scroll through photographs.
