They actually do a 1 year full warranty and then 10 year parts warranty with the company I am using.

I understand that I can not use any prior rental looses losses to offset W-2 in 2024 ( i am using those prior year losses to offset capital gains of 3 homes i sold in this year/2024).

Keep in mind this is what I am USING currently so that tells you about my experience with the other “apps”.

All of those, including permanent life insurances have their place in a personal portfolio but some people believe that because one specific product does not make sense in their personal situation that it should never be used by others.I am using credit card debt for some of my investments.

I am using FurishedFinders, and provided the Renters Insurance through their associated platform Keyfinder to my tenant.

I am using OPM as meaning the use of funds other than my own to replace funds I would otherwise need to complete an acquisition using standard financing.  

I am using 5% for repairs, 10% for cap ex, 10% for vacancy, and 10% for property management.
