This is a loose timeline that was agreed to in writing (which could "lengthen dependent on market conditions and company operations"), and I feel will likely take more time to happen (2 years) based on the attitudes of those involved and the way previous projects have moved in the past.

Your tenants poor history is reason ensough to evict and a partial payment only lengthens the amount of time you will be stuck with this issue and this poor quality tenant.In addition to my thoughts on my first response, you must also consider the fact that with the 7 year return on your investment from evicting the tenant and getting a higher rent, you are also at the same time increasing the value of your property through the rehab AND from the Inc e valuation approach.

I don’t resent these type of tenants; not as much as the corrupted legal system that hooks up with the hefty attorney fee which breeds them to take advantage of the generous time given that favored mostly to the tenants during the process, on top of the court backing up with so many such evictions locally that lengthen it to seems even forever that’s going to take.
