So for a $300-400 if you procured a good qualified tenant along with a quick move in and all the paperwork completed for you)including a TAR lease as I am not sure if the BP lease is state specific) you might just come out ahead in the long run.

I can't speak for CA, but in FL Realtor A would be the "procuring cause" on any property that they truly presented (not sent you an email bomb from the MLS).

Their biggest contribution is procuring the buyer and pricing the property.  

In my experience, this failure which results in re-price usually is caused by the Seller or the Seller's agents doing a poor job of presenting accurate data on the loans when bids are procured.

However, you are not required in any way, shape, or form.On a side note: Be careful, if your first agent showed you the property, they could try and come back at you as the procuring clause if you close on the deal.

My main hang up was that POF letter, which I'm still trying to figure out how to procure. 

As for the logistics of actually procuring the property, most title companies have in-house Lawyers.

To me about 80%+ of the value a property manager adds is procuring tenants.
