So for a $300-400 if you procured a good qualified tenant along with a quick move in and all the paperwork completed for you)including a TAR lease as I am not sure if the BP lease is state specific) you might just come out ahead in the long run.

I can't speak for CA, but in FL Realtor A would be the "procuring cause" on any property that they truly presented (not sent you an email bomb from the MLS).

In my experience, this failure which results in re-price usually is caused by the Seller or the Seller's agents doing a poor job of presenting accurate data on the loans when bids are procured.
