Electrical - I doubt it's up to current code, but if it's knob and tube and you have to rerun any electrical it could get expensive.

Where I'm located the housing stock is predominantly quads and smaller... and its almost all converted SFH that are 100+ years old to boot (translated = rotted sewer lines, knob & tube electric, lead paint, asbestos siding & pipe wrap)... all the things that say OPPORTUNITY... and I've been missing it for over a year!

I would love it if the metal scrappers would stop buying small amounts of copper.. that right there causes a lot of harm to landlordssome of these ya hoos  will snip a 8 inch section of copper tubing .. there by ruining your system to get 1 dollars worth of copper.. and cost us 1500 to 2k..

A 3 dollar tube of caulk or 4 dollar NP1 will do wonders for your Tylenol expenditures down the road.Note, if you live in Cali, that NP1 might cause cancer lol.

The plumbing and roof is good the electrical has knob and tube wiring this is why I was told to gut the whole building.

There was dead air space at the front due to no foundation ventilation.Damage- the front sill and sub floor, the center beam, damage under some old plumbing at the rear center; tube scarring on numerous floor joists.
