Title companies can close, or (in the states that require attorneys) conduct escrow closings in almost every state, so most lawyers who have a high volume of residential investor clients or any lawyer that does commercial work has title companies they work with in every state, and then "local counsel" counterparts in most states when we need a lawyer to advise on the laws of particular to that state or to write a "local opinion letter" which most commercial lenders require.

Here is a thread with a good list of expenses for a typical Park:  http://forum.mobilehomeuniversity.com/t/expenses-f...You also need to consider additional items including whether the Park has private utilities, such as septic systems and a water well.Smaller Parks will have a higher expense ratio (e.g. 40-50%) than their larger counterparts (25-35%).
