Is it safe to say that a great tenant, who takes care of your property over a long period of time would be an outstanding benefit?

Currently have an outstanding rental property balance of $40k, via 10-31 exchange (prior property paid off).

Furthermore, by having an outstanding loan with no income, it makes it more difficult to get another loan in the future.Any I don't think it will help that much in selling the property (unless the interest rate is really good).

My understanding is, it can be a good idea if and only if you have the cash to cover the outstanding balance if the lender calls the loan?

Title companies can close certain things but liens can't be outstanding at closing. 

If they've not got progressively more in depth lending experience on their resumes, don't listen to a damn word they say.
