I put these in my rental and they've caught dark soy sauce, bright red jams and other spills.

I'd like to buy a wilting tomato plant and nurse it back to health, in a rose garden preferably.( this analogy being A class neighborhoods are rose gardens & B class neighborhoods are vegetable gardens, both good gardens.)Could it be divided into a duplex?

I am focusing on counter cyclical investments like self storage and mobile home parks and investments with a "special sauce". 

I haven't exactly figured out the secret sauce to optimizing direct mail conversions so I tinker around with my formatting, value proposition, level of polish, etc.I was thinking of putting a link to a video introduction on my next direct mail piece.

Here's the secret sauce.....consistent direct mail marketing, big time follow up, send out contracts, have a buyers list to wholesale to.Don't over think it!  

Why do people  just try to piggyback off of other hardworking investors who found their place in an already scarce market.I'll answer any and all non-competitive questions that are thrown my way, but I hate it when people try to take my secret sauce.

Their secret sauce seems to be that they have a database of all of the banks and track thousands of applications per month.

Surely there must be some secret magic sauce?
