As far as a heat source goes, you definitely need one in Ohio...and if you have utility gas, you have multiple options that will suffice...having a dedicated furnace is nice, but if the property isn't setup for that configuration you may have some added costs with installation. 

It takes time to learn and configure it for rentals, it's just not nearly as good as a tool that is custom-built for managing rentals and rental finances. 

They are already configured to do what you need from a marketing standpoint and have all of the CRM and escrow management tied to it as well as MLS feeds.

I would have tried to do a different configuration than a galley.
