Maybe one day I'll find something like that but until then I'll just enjoy chilling with the kids in the kiddie pool.

A GC needs complete and utter control of the project to put his name on it and give it a warranty of any type.

I did some projects around the house, chilled a bit, cooked a lot (I has now a stay at home husband with a working wife) and then decided that watching daytime TV and watching rents come in was not very fulfilling. 

Third comp was a gas station in a completely different city, also 4 year old sale.Based on these so called comps, my appraisal came in 25 lower then our contracted price.Complete and utter bull manure.O yeah, it cost only 1500 bucks and took two weeks to get done.

IMHO letters from banks are utterly worthless.

Have a friend in LV that joined and then eventually took over the HOA board just to get all the whacko's out and implement the "yeah, we arent going to do that.... everybody needs to chill out" policy. 

Infidelity is a really miserable though largely pervasive look on Greek men.I was lucky enough to see that my people as a whole utterly suck at prosperity outside of those very careful boundaries.

Jobs insanely chill tho where I am so I just listen to real estate audio books and learn real estate stuff while I drive in circles.
