The guys that pulled up in BMWs would have you check the oil, coolant, PS fluid, brake fluid, air in the tires, clean the windshield, then sneer at you as they paid their $10 gas charge.

They make or break a deal, make you money, brake you, make you thrive in real estate or quit real estate.

Eventhough we live just outside of Dallas Tecas, she is about 6 hours away so we just see her on vacation brakes.  

The first thing I would do in your situation (from what little I know of it) is put the brakes on investing and get a good, solid grip on your personal finances.

This was a formula widely promulgated out east here and it was instituted in the 70's when CPI was 7-10%.Legislation stays around long after markets decline, tying a landlord up for a possible week per tenant is horrible.

G'Day everyone,It's your favorite Aussie here lolI've been living in the US for 5+ years now and there is one thing that hasn't stopped happening.And that is regular folks always trying to screw me on price because of my Aussie accent.From the mechanic trying to charge an extra $200 to get brakes replaced to contractors padding bids and doing stupid pricing.Does anyone have suggestions on how to better protect yourself and to avoid this stuff?

Go to the REIA and/or meet ups, ask questions on BP to get recommendations for lenders, mentors, contractors, indpectors, property managers, potential partners, accountants, lawyers, title companies, etc.6) Time to... put on the brakes!

I would put the brakes on everything and claim breach of contract.  

After marketing a "lead" will call you about their house and situation.
