The lender is giving 1% more than par rate and what they are doing they are refinancing after 6 months and payoff the a principal with remaining money left from initial 2-1 rate buy down and then again refinancing for higher rate and the cycle continues... hope this helps and let me know if it's confusing I will try to rephrase it

I've been also told to "forget LLC's, go conventional mortgages, put each rental in your name, and get buy personal liability insurance that covers all of your personal and rental assets" (which at this point is looking attractive and cheaper)

I'm not sure if it'll take off like a rocket in 5 years like you stated, but it continues to be a strong rental market and is perfect for retail investors!
